Comprehensive property details 
At Smuts and Taylor we provide high resolution photographs, 2D floorplans and write comprehensive property descriptions.  Many of our properties come with a high quality brochure detailing all you need to know about the property and the local area, for example shops, transport links and schools.   
Deposit Protection 
In line with legislation, as well as providing peace of mind, Smuts & Taylor will protect all suitable deposits with a government-authorised deposit protection scheme on behalf of our landlords and tenants within 30 days from receipt of deposit.
Stages of the Renting Process
1. Register your interest
Please contact the Smuts and Taylor team by calling us on 020 7549 1632 or emailing to discuss a specific property online or if you don’t have a property in mind, we are happy to help you find it.  
2. Finding the right property   
Once we have discussed your specific property requirements you will receive a selection of properties that match your criteria.
3. Accompanied viewings
We will accompany you throughout so that we are on hand to answer any immediate questions  offering the flexibility to conduct viewings in the evenings and on weekends.  
4. Making an offer
Once you have chosen a suitable property you will be required to submit an Application To Rent form together with the relevant fees (preliminary deposit and administration charge) and provide details of your references. You also need to provide proof of identity, such as a driving licence with photo ID or passport. We will then communicate this offer to the landlord. All applications are ‘subject to contract’ and an application to rent does not guarantee tenancy.
Upon receipt of the completed Application To Rent form, proof of identity and relevant fees, your chosen property will be held ‘under offer’ and no further viewings will be carried out. 
5. Offer agreed  
Upon satisfactory references being obtained and approved by the landlord, Smuts & Taylor will prepare the correct tenancy agreement. This will be sent to you and the landlord for signature and return within a reasonable timescale. It is essential you read your tenancy agreement thoroughly before signing and Smuts & Taylor will always be available to answer any questions. However, if you still remain unsure we recommend you seek independent legal advice. 
Once we are in receipt of the tenancy agreement, signed by both landlord and tenant, at this point the tenancy agreement is legally binding.  The deposit (usually equivalent to six weeks rent) and first periods rent (usually a month) will be required to be paid in full before the tenancy start date. 
6. Check in 
You will need to make an appointment to collect the keys on the start date of your tenancy. On arrival at the property you will find a Welcome Folder containing contact numbers, manuals for appliances and other useful information.
